UK Investment Property
Reasons Why You Should Invest In A UK Investment Property
UK investment property has been a growing sector, with many people taking the option to buy a property and let it out. Tens of thousands of buy to let loans are made in every six month period, but figures from the Council of Mortgage Lenders in 2008 suggest that there is a reduction in growth due to a liquidity shortage. The market for UK investment property remains healthy and the outlook for the coming years seems good.
There are many reasons why people choose to buy a UK investment property. One common scenario is to buy a cottage in an area that the family visits frequently, such as Cornwall or the Lake District, which can then be let out when it is unoccupied. This achieves three aims. It gives a cost effective option for a holiday in Britain, it provides a rental income which is hopefully enough to pay the mortgage, and it provides an asset which can be sold on if needed.
Some people buy a UK investment property without initially thinking about it as an investment. When children go off to university, many parents buy a property so they can be sure that their children are properly housed. Although university accommodation is usually adequate, the demand for it far exceeds the supply; so many students form the backbone of the private rental sector in university towns.
However, not all accommodation is up to the standard required by parents. Buying their own UK investment property can be a parents' best solution to this problem. It is usually possible to rent out the rooms for enough money to cover the mortgage and upkeep expenses and many parents retain the property once their children have graduated. If they have found the experience trouble free, they may even buy another UK investment property.
BTL for Flexible Working
Another reason for buying an investment property relates to work. Many people now work long distances away from home and they may not want to buy a new detached house if they are happy with their existing home. In any case, since there are no longer jobs for life, a person could relocate one day and be made redundant the next. At the same time, many people would prefer to have more home comforts than the average bed and breakfast provides. An investment property can sometimes provide the solution. People can retain their main residence, while purchasing something smaller near work and living there for part of the week. When it's time to change jobs, the property can be sold on or rented out to someone else in the same situation.
There's still another reason why people might choose to buy a UK investment property. The government has been vocal about the fact that many people will not have the size of pension they might expect. Even if they do, the money may not go as far as they wish. Some people see an investment property as the answer to this problem. In the short term, an investment property can bring in enough income to cover the mortgage and maintenance. In the medium term, the property could supplement any retirement income that comes in, and in the long term it could provide a nice little nest egg that ensures a comfortable standard of living. With all these advantages, it's no wonder so many people are choosing to purchase a UK investment property.
